    The Waggoner Ranch is a massive tract of land encompassing more than 500,000 acres outside Wichita Falls, Texas. It’s larger than the city of St. Louis.

    Stan Kroenke purchased the vast open property in early 2016. The sale price was not disclosed, but the asking price was $725 million.

    A small corner of the ranch includes homes built on the banks of Lake Diversion.

    In August, longtime residents began receiving eviction letters, including former St. Louis area resident Paul Appel. Appel provided News 4 with a copy of his eviction letter from Kroenke’s attorneys.

    Appel is a veteran living on disability, and says he can’t afford to move. He does not mince words when talking about Kroenke, “I think he’s a greedy SOB,” Appel said.

    The eviction letter states Appel and others will be trespassing if attempts to access their homes are made after 11:59 p.m. on January 31, 2017.

    It also states all property must be removed from the premises, and that any property left on the premises after the termination date will be deemed abandoned.

    Appel says he can’t afford to move his mobile home so he plans to destroy it. “I’m going to shoot out the windows, do every bit of damage I can.”

    Up the road, Lynn Postalwait and his wife are also being evicted. They have owned their home since 1967. Postalwait owns the structure, but leases the land it sits on for $1500 per year. Postalwait says his house can’t be moved.

    Standing on his front deck Postalwait said, “I hope he enjoys his money when he goes to hell.”

    On the day News 4 visited his wife was sick, Postalwait was working to pack their belongings.

    Kroenke is represented by Sherrill & Gibson in Wichita Falls.

    A receptionist said nobody was interested in speaking with News 4 about the matter.

    Residents like Postalwait says starting over won’t be cheap. “We planned to retire right here.”

    He plans to remove tin from his roof, and windows from their frames to construct a new home a few miles away.

    Postalwait and others on the ranch say Kroenke is offering no money for their homes, and no money for moving expenses.

    ST. LOUIS, Mo. (KMOV.com) — Family of a man who committed suicide near his north Texas property blames Los Angeles Rams owner Stan Kroenke for his death.

    News 4 reported the billionaire investor recently purchased a large plot of land, the Waggoner Ranch, in North Texas. Kroenke purchased the vast open property in early 2016. The sale price was not disclosed, but the asking price was $725 million. A small corner of the ranch includes homes built on the banks of Lake Diversion. In August, longtime residents began receiving eviction letters.

    One of the residents who received that letter was Rick Ellis. 61. Rick’s wife, Annette, told News 4 Rick took his own life earlier this week. Annette Ellis said Rick had been missing since Monday. On Wednesday, his body was found on a rural road near the Wichita River.

    “The very first line of his suicide note was ‘Stan stole my home,'” Ellis told News 4 Thursday via a phone interview. “[Stan] is an evil, evil man.”

    “My husband was worth more than all of your money, Stan,” Ellis said. “The love he gave me. The life we lived. We worked together, we were best friends… we were never apart.”

    A GoFundMe page established to help the family said “he had been depressed and angry at the impending loss of his and Annette’s home on Lake Diversion.”

    Ellis said there are a lot of elderly people on the lake and worries about their well-being.

    “[Stan] knew none of us had the money to fight him in court, he knew, and you know what? He didn’t give a dang care in the world and that’s really the sad part about this, that there’s a human being that just doesn’t care.”

    News 4 reached out to Kroenke’s attorney in Texas, as well as the Los Angeles Rams, who both had no comment.

    this is happening in my backyard .. several old friends of mine are being forced to move – didn’t know they lived out there…

    he sent out notice that everyone living on Lake Diversion, on his new property, have until January to move.. they either need to move their houses or abandon them… He states its to restore the lake to its natural state, but all of us know its probably to make room for some huge development project… This was on the news here yesterday with Lake Diversion residents crying and screaming – all while showing the Rams logo in the background…. geez….

    a handshake used to be all you needed because people trusted each other.. The Waggoners owned the property forever and if they leased the land out to people to build on, people trusted them not to pull the rug out from under them.. and they didn’t for decades.. But, unfortunately they sold the property and the new owner had other plans for his newly acquired property – which I’m sure will not be to take the lake to its natural state, as he claims..

    That’s his decision and his right as property owner.. But, he really should give these people more time to make arrangements – most are retired with little to no income and can’t afford to move their houses or buy new ones…

    They build houses because the landowners are not supposed to yank the leases from under them.. Stan decided to do so,and, as we all know, its not to improve the ecosystem… So, i’m really sad for these people who have a whole 6 months to move their structure or abandon them..

    And, they have no financial help in moving – they are on their own.. my guess is most will have to abandon their homes because they won’t be able to afford to move them – that’s a pretty big deal to move a house…

    On the news last night they mentioned one of the residents did contact Korenke’s attorney’s – the ones listed on the notice that they were served.. The resident asked about any financial compensation and the lawyer replied there would be none – they would be considered trespassing after the deadline in January..

    I think what bothers me the most is the relatively short amount of time these people are being given to move their houses or whatnot.. Its tough for retired people, with little to no income, that have lived in these same houses for 4 decades to find a way to move their house, or find new housing somewhere else in 6 months..

    … when they flashed it was his property, and the Rams logo behind him, it was extremely embarrassing to me that he was doing this… Oh well, he’s on a roll this year….

    Anyways, I’m listening to the radio this afternoon and I guess on Saturdays we get that show “give me the VIN.com” or whatever – national show where people sell their cars to givemetheVIN.com live n the radio.. Anyways, THEY got to talking about this situation and how bad it is.. so, apparently its a well-known situation nationally now… And, of course, they mentioned the Rams SEVERAL times in the conversation.. Always gotta drag the Rams into it…

    The question has come up about the possibility of moving the houses.. this particular resident took a camera crew on a tour of her house to show it would be impossible – the exterior is made of stones, which would crumble if moved.. so, that house, and I’m sure many more will be abandoned due to inability to move them..

    Kroenke also got one of the other local lakes, Lake Kemp, as part of the Macgregor Ranch purchase.. That’s a bit disturbing because not only do I have friends who lease their property on Lake Kemp, as well, its one of two main lakes in our water shed.. So, not sure how that works, but Kroenke could literally quadruple our water rates since a lake he owns is a primary source of water for the area.. But, we’ll see what happens.. I’m surprised this story has gotten as big as it has.. Don’t think it’ll change anything, but always got my fingers crossed…

    In wv-world, no single human would ever be allowed to ‘own’ 500,000 acres of this planet.

    I could go on from there and rant about all the specific details of Kronky’s madness, but
    I’ll just repeat — No human should be able to own 500,000 acres of this small planet.

    I blame the system.

    This story leaves a bad taste.

    Though of course it’s not just Kroenke. The people who let the leasers stay for years and then made millions off of selling the land to SK could pitch in a little something.

    Anyway I heard he bought the lake just to move it to China.
